Front-before:
This colonial was built in the early 1970’s.
Although the property was beautiful and
the size of the house adequate, the quality
of the construction was mediocre. The owners
were seeking a face-lift, a more usable
space layout, and a dramatic improvement
in the performance qualities of the house.
Rear-before:
The back yard was small but completely private,
bright, and framed by beautiful stone outcroppings
and walls. Unfortunately, the only connection
to the yard was through a remote mudroom.
Sheathing-before:
Corners had been cut in many places. Aluminum
windows contributed to excessive heat loss.
Small pieces of plywood sheathing were used
to reduce material costs, and the windows
were not flashed against moisture entry. In
other areas, required structural elements
were missing or compromised.
Bldg
wrap:
New energy efficient fiberglass windows were
installed with adhesive membrane flashing
for moisture protection. The sheathing was
repaired and covered with a plastic building
wrap that uses vertical cords to create a
gravity drainage mechanism for moisture that
gets behind the siding.
Front:
The owners selected a Craftsman appearance,
with cedar shakes over cement fiber clapboards.
All of the exterior products are man-made
with extended warranties. They were selected
for durability and low maintenance, in addition
to their attractive appearance.
Rear
view 2:
The new deck is much smaller and centrally
located. The deck is now located off of an
informal dining area directly next to the
kitchen with a wall of glass to visually connect
the dining area to the back yard. The decking
is a composite product and the pergola natural
cedar, both of which are durable and low maintenance.
New
Kitchen:
The new kitchen features cherry cabinetry and quartz countertops. The revised floor plan places the kitchen and family dining area in a central location, which allows visual contact with the family room, formal dining room and rear deck.
