Before: The family that owned this 1950's ranch loved the location but wanted a modern house with more space, a better layout, and improved performance. In addition, there were special health concerns including asthma, mold and chemical sensitivity, and one family member with a compromised immune system.

Before: The owners considered demolishing the old house and starting over. Instead, a plan to renovate the old ranch was conceived that retained the foundation, outside walls, and half of the roof.

After: The old ranch became a 21st century saltbox, with the bedrooms moving to a new 2nd floor. The outside walls were filled with Icynene, a premium spray foam insulation, with cellulose, a highly effective recycled insulation product, in the attic. The house qualified for ENERGY STAR® status with a rating of 90.8, or 54% above code.

After: The 2x4 walls of the house have been strapped with horizontal 2x2's to make the walls deeper to accept more insulation. the strapping also eliminates the heat loss caused by the wall studs which were acting as thermal short circuits to conduct heat out of the house.

After: The old garage was demolished, and a new garage built a short distance from the renovated house. The detached garage matches the traditional look of the home and eliminates the potential for combustion byproducts to enter the house. Both the front of the house and the garage were clad in cement fiber clapboards, a durable and low maintenance product with the appearance and feel of wood clapboards.

After: The renovated house is heated and cooled by a ground source heat pump, which uses two new wells in the back yard to circulate water between the house and the wells, transferring heat from the ground to the house in the winter and from the house to the ground in the summer.

After: The kitchen is flooded with light in the afternoon through windows that face southwest. These energy efficient windows feature fiberglass exteriors and painted wood interiors. Fiberglass is an excellent material for window sashes because it is durable and maintenance free.

After: The kitchen features products chosen for their health-related attributes. The granite counters are inert, and the cabinets are sealed to prevent adhesive off-gassing. The commercial range hood features a small, high quality blower to prevent dangerous air pressure imbalances caused by the commercial blowers sold with such hoods.
