This is one affordable housing development that certainly does not look its part, nor will it with regards to energy performance. On this project Peter Talbot Architects used BPC as a consultant to help them incorporate occupant comfort, health, and energy efficiency into the envelope and mechanical systems design. The project was managed by Rusco-Sedito Construction. The development consists of 11 indavidual apartments built on top of the original foundation for the towns elementary school building after a new school was built elsewhere.
BPC helped with cost effective methods of achieving a thermally efficient and air tight envelope while having to deal with existing uninsulated foundations and other conditions. Each apartment was blower door and duct blaster tested, and achieved an ENERGY STAR® rating varing from 88.2 upto 92.7. The numbers vary based on exterior surface area of each apartment.
BPC calculated heating and cooling loads for each apartment and offered guidance on appropriate heating equipment that properly matched space loads and would offer superior performance and energy efficiency, while still low cost to install. Variable speed high efficiency (96.6% AFUE) propane-fired furnaces were used.
BPC incorporated continuous ventilation into the design by specifying inline fans and minimum air changes required, exchanging indoor air with outdoor air on a continuous basis. BPC isolated the combustion air depressurization potential by specifying sealed combustion heating appliances.
